Months of Inventory

A balanced market is generally considered to have four to six months of inventory. At the July 2026 pace of sales, it would take approximately 3.74 months to sell every home currently listed in the NWMLS service area.

The counties with the lowest months of inventory were Kitsap (2.28), Snohomish (3.01), Pierce (3.04), Thurston (3.11), and Clallam (3.23), indicating tighter market conditions in those areas.

Although the overall NWMLS service area remained below balanced market conditions, buyers had substantially more homes to choose from than they did in July 2025. The continued increase in the number of homes for sale resulted in more inventory being available than a year ago.

What Does This Data Mean?

The Northwest Washington housing market is showing signs of becoming more favorable to buyers, with inventory up nearly 20% from a year ago and more homes coming onto the market. At the same time, sales activity has slowed, with pending sales down 7.2% and closed sales down 3.2%. The median sales price also decreased slightly by 1.5% to $640,000. Overall, the market is still relatively competitive because there are only 3.74 months of inventory, but conditions are shifting as buyers have more choices and sellers face less urgency from buyers.

What Does This Mean If You Are Buying A Home

Buyers have more options and more negotiating power than they did a year ago. With over 4,000 additional homes available and prices slightly lower, buyers may have more time to compare properties and negotiate on price or terms. However, the market is not fully balanced yet, and desirable homes, especially in areas with lower inventory such as Snohomish, Kitsap, and Pierce counties, can still attract competition.

What Does This Mean If You Are Selling A Home

Sellers are facing a more competitive market than they were a year ago. With significantly more homes available and fewer pending and closed sales, properties may take longer to sell, making accurate pricing and strong presentation increasingly important. While prices have remained relatively stable overall, sellers may need to be more realistic with pricing and more flexible with negotiations to stand out from the growing number of competing listings.
